Rental Policies

Rate

Weekend: Friday, Saturday and Sunday nights.

High Season:

June 1st - Sept 30th - $500/night

 

June & September months require a minimum of 3-night stay.

July & August months require a minimum of 5-night stay.

 

Holiday:  $500/night

Major holidays & Spring Break require a 3-night minimum stay.

Thanksgiving requires a 4-night minimum stay.

 

Low Season: October 1st - May 31st  $400/night
Requires a minimum of 2-night stay.

 

Check-in Procedure

 

Check in time  : 4:00PM

Check out time: 11:00AM

 

By entering your vacation rental home, you are accepting complete adherence to rules set forth in this document. (You will receive a copy of it via email.)

No other check-in is required once confirmation and payment are received.

Driving directions and key codes are provided at time of payment in full. Enter the lock box combination into the lock box located by the front door, back door, or as directed. Push down on the top button. The lock box will open towards you and down. The key is inside the box.

 

Payment Policies 

 

-All reservations require half down at time of reservation.
-Full Balance is due 60 days prior to arrival date.
-If paying by credit card it will automatically be charged.

 

Cancellations/Refunds

 

-Sixty day cancellation notice is required to obtain refund of deposit, minus a $100 cancellation fee. If canceling within sixty days we must be able to rebook
your stay for you to obtain your deposit refund minus the $100 cancel fee.
-Refundable Security Deposits on all homes.
    

-Credit Card Payment - we will HOLD your credit card number in lieu of
        any damages, charges will not occur if no damage is found.
-Check/Money Order Payment - we will ask for an additional check in
        the amount of the security deposit, however we will HOLD the
        check in lieu of any damages and destroy it 15 days after check-out.
- Cleaning fees and Manzanita city taxes fees of 8%.

 

No refunds for late arrivals, early departures, or for leaving the home for mechanical failure of non-essential items. Management reserves the right to terminate your contract with no refund if any rules set forth have been ignored.

 

Cleaning Fee

 

$115 per booking

 

Your home is stocked for your arrival with paper products including tissue, toilet paper, paper towels, napkins, laundry, and dish detergent. See amenities list for more details.

Please leave the home in the same general condition as it was when you arrived. Staff will arrive after your departure to thoroughly clean and inspect the home.

All food and drink spills should be cleaned up as they occur. Food and drink spills on carpet are considered to be damage, not normal wear and tear.

Refrigerator should be emptied of all food and free of spills. All used dishes should be rinsed and placed in the dishwasher on the wash cycle.

 

Strip all towels and linens and send them through the washer and dryer.
Wash and put away all dishes.

Additional housekeeping charges may also be applied in the occurrence of exceeding the maximum occupancy of the cottage.

 

Pet Policy

 

Due to owner's & guests' allergies No PET Allowed.

 

Smoking Policy

 

ABSOLUTELY NO SMOKING IS ALLOWED IN OUR HOME.


 

Deck Policy

 

Maximum capacity is 10 people on deck at all time.

Please do not lean on the railing.  No running , no pushing , and no jumping while on deck.

 

Quiet Hours

 

10PM - 9AM - Monitored and enforced. We ask that you respect your surrounding neighbors by 10pm and keeping voices low.  Please respect the desire of our full time residents and other guests in honoring quiet time.

 

General Policies

 

Primary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss and damages, accident or injury to person, or loss sustained while visiting the home.  


Parking is limited to a maximum of three cars. No motor homes, trailers, campers, or boats are allowed.

OceanSix LLC Management and homeowners disclaim all liability for injury, loss, or damage. OceanSix LLC will be held harmless from claims arising out of use of home. OceanSix LLC is an agent for the owner, not an owner nor a tenant. As agent, OceanSix LLC has the authority to act in the best interest of the home owners in any and all situations. This home is privately owned, including furnishings. Rules and regulations are on record with the owner and with the city of Manzinita, as part of the Vacation Rental License criteria and to each adjoining property owner and residents. They are posted in the home. Please adhere to them at all times.

 

Keys

 

Keys are provided in each home. One key is in the lockbox. A $25 lock replacement charge will apply if keys are missing.

The following items are included in each vacation rental:

Color TV/DVD players, BBQ, dish network TV, Washer/Dryer, Silverware, Dishes/Cookware, Toaster/Microwave, Coffee Maker, Blender, Mixer, Kitchen Utensils, Bath Towels, Bed Linens, Blankets, Quilts/Shams/Pillows, Broom, Mop, Plunger, Garbage Containers, Trash Bags, Cleaning supplies, DVD, CD Stereos, radios, and clocks.

 

For any item you do not see listed or are not sure about, please email or call and ask. If you are arriving after dark, we suggest you bring a flashlight.

 

Other Information

 

Manzanita home is part of a residential neighborhood. They require complete sensitivity to full-time neighbors and residents.  Each home belongs to a loving family and they ask for your care and kindness.
